We visited Maharashtra Chamber of Housing Industry’s (MCHI) property exhibition held in Mumbai between 8 and 11 April 2010. On an average, the prices of residential projects in Mumbai have risen by around 40% in the past 9-12 months.
Unlike the last exhibition in October 2009, no discounts were on offer to woo buyers, suggesting a comfortable liquidity situation for the local developers. Most developers were concentrating on selling their existing projects, or in few cases, were testing the market with small launches in the premium segment of the housing market (above INR14,000/sqft).
Unlike in 2007, wherein banks were ready to finance 85% of the transacted value, institutions such as ICICI are now willing to finance only 75-80% of the total property value.
Average price of an apartment in Mumbai suburbs ranges between INR5,750/sqft and INR12,000/sqft. Assuming an average apartment size of 1,000 sqft, and LTV of 75% on a 20-year home-loan, the minimum annual household income required to service the home-loan is approximately INR1.3m.
